The price includes: Bed linen, towels (hairdryer), fully equipped kitchen, satellite TV, electricity and heating, final cleaning, and all fees and taxes, except for the local tax.
The amount of the local tax is calculated based on the municipal regulation at the time of the stay (Euro 2,50€ per person and day for guests age 14 +).
Free toddler equipment is available on request.
Pets
Out of respect for our other guests, animals are not allowed!
Internet
In our house there is wireless internet.
For our little guests we have a small playground that you are allowed to use.
You are welcome to come to our stable during the stable work, these are in the morning at 5:45 and in the evening at 17:45.
We are happy to give you a tour of the farm on request.
For those guests who arrive by bus, we will pick you up at the bus station and bring you to the bus station on the day of your departure.
Products from our own farm
While stocks last we have eggs, milk, bacon, potatoes, apples, apricots and jams.
Guests are welcome to use our washing machine on the first floor for a fee. Each apartment has a drying rack on the balcony or you can use the large laundry hanger in the meadow.
We also offer bread service, must be ordered until 18:00.
In summer a photovoltaic system is installed, we also have an e-charging station connection.

Classic breakfast
Coffee or tea, milk from our cows, juice, rolls, jam, Nutella, honey, yogurt, butter and apples. Eggs from our free-range chickens.
Farmersbreakfast
Coffee or tea, milk from our cows, juice, rolls, butter, apples, various cold cuts with bacon from our own pig. Eggs from our free-range chickens.
We will go on excursions with you upon request.
You are welcome to rent hiking backpacks and hiking poles from us for your excursions.
In winter you can also rent toboggans from us upon request.
Booking
We welcome written reservations via e-mail. The reservation will be confirmed once the deposit of 65 € has been paid.
In case of cancellation, the deposit will not be reimbursed. The below stated cancellation policy will apply.
Payment terms: Please pay cash on site.
Since December 6th 2011, according to the Legislative Decree 201/2011, in Italy it is no longer allowed to pay amounts above € 999.99 in cash. The following payment methods are accepted: non-transferable check, bank transfer.
Arrival & Departure
Arrival: On arrival day, we expect you starting from 11 am. Of course, you may also arrive earlier, but the apartment will be ready for you only at 11 am. In case of a delay, we look forward to receiving a message from you.
Departure: On departure day, please leave your holiday apartment not later than 9.00 am. Other times are possible upon request.
Cancellations
Cancellation conditions according to Art. 1382 Civil Code
According to the Italian Consumer Protection Code, there is no right of withdrawal. However, we grant you the right to withdraw according to the following cancellation conditions as defined in art. 1382 (Civil Code):
You may cancel your reservation not later than 20 days prior to arrival without any cancellation fee. We will retain only the deposit.
For cancellations until max. 10 days before arrival: 50% of the agreed total price.
For cancellations less than 9 days before arrival: 80% of the agreed total price.
In case of “no show” or early departure, the guest is required to fully pay for the entire booking period.
Please inform us in advance if you are unable to take your holiday.
